No electrical installation can be expected to last forever. Deterioration
takes place due to age and normal wear and tear. A periodic inspection
and test assesses the safety of existing installations.
The recommended time intervals between periodic inspections depends
on the type and use of an electrical installation. The wiring regulations
(BS 7671 - 17th edition) recommended that a periodic inspection for a
domestic installation should be carried out at least every ten years.
Additionally, an inspection should be carried out; on change of occupancy,
on change of use, or if there is any reason to believe the installation
may have been damaged (e.g. fire or flood).
A periodic inspection report is used to report on the condition of an
installation. This meets the requirements of health & safety legislation,
insurers, mortgage lenders, letting agencies etc. The report should describe
the overall condition of existing wiring as either 'satisfactory', in
which case no immediate remedial work is required, or 'unsatisfactory',
which means remedial work is required to make the installation safe to
use.
